PREVENTATIVE CARE

What is Floor Recoating?

Floor maintenance, often called a "buff and coat" or "screen and recoat," is the most cost-effective way to revitalize your hardwood. Instead of sanding down to the raw wood, we lightly abrade the existing top layer of finish to remove surface scuffs and contaminants. We then apply a fresh coat of high-quality finish.

At Siti Floors, we believe in proactive care. By performing this maintenance every few years, you can delay the need for a full refinishing job for a decade or more. Our owner-operated team ensures the new finish bonds perfectly, giving your floors a fresh, durable wear layer that stands up to the Ohio seasons.

SMART HOMEOWNERSHIP

Why Recoat Instead of Refinish?

You don't always need a full restoration. Here are four reasons why a maintenance coat is the smart choice for floors that are just starting to show wear:

Fast Turnaround

A full refinish can take up to a week. A buff and coat is typically a one-day process. We can be in and out quickly, minimizing the disruption to your family schedule.

A Fraction of the Cost

Because we are using less labor and material, a maintenance coat costs significantly less than a full sand-and-finish project. It is an affordable way to bring back the "wow" factor.

Added Protection

The topcoat is your floor's shield against water, dirt, and foot traffic. Adding a fresh layer strengthens this barrier, preventing damage from reaching the actual wood fibers.

Dust-Free Process

Since we are not sanding down to the bare wood, the process generates virtually no dust. It is the cleanest way to improve the look of your hardwood floors.

Maintenance vs. Refinishing: The Water Test

How do you know if you need a recoat or a full sanding? Try this simple test in a high-traffic area:

The Water Drop Test:
Place a few drops of water on the floor.

If It Beads Up:
Your finish is still intact. You are likely a good candidate for a Maintenance Recoat to restore the sheen.

If It Soaks In Quickly:
The finish is worn through, and the wood is exposed. You will likely need our Full Refinishing service.

MAINTENANCE FAQ

Common Questions About Floor Recoating

Here are the answers to the most frequent questions we receive from homeowners in Lake and Portage counties regarding floor maintenance.

Will a buff and coat remove deep scratches?

No. This process is designed to remove surface scuffs in the finish only. If you have deep scratches that penetrate down to the wood, or gray traffic patterns, a full sanding is required to remove them.

How often should I have my floors recoated?

For an average household in Northeast Ohio, we recommend a maintenance coat every 3 to 5 years. If you have large dogs or heavy foot traffic, you may want to do it sooner to prevent wear-through.

Can you change the color of my floor with a recoat?

No. A maintenance coat adds a clear layer of protection over the existing color. To change the stain color, we must sand the floor down to raw wood.

How long do I have to stay off the floors?

The new finish typically dries enough to walk on with socks in 3 to 4 hours. However, we recommend waiting 24 hours before moving furniture back in and allowing full traffic.

Do you use oil or water-based finish?

We offer both options and will recommend the best product based on what is currently on your floors. We ensure compatibility to prevent peeling or adhesion issues.

Are you insured?
